Useful Information in the event of an emergency

 In the event of a fire

Call 000. Once the fire has been extinguished, please contact Spencer Ware or the after- hours emergency contact.

In the event of storm damage

If storm damage is severe and requires immediate assistance, please call the SES on 132 500. Once the damage has been contained, please call Spencer Ware of the after-hours emergency contact.

In the event of a burst water pipe

A burst water pipe is very serious and requires immediate rectification to minimise further damage to your own lot or common property. In the event of a water emergency:

a)     If water is coming from within your wall or floor, locate the main stop-valve for your unit (usually in the kitchen or laundry) and shut it off to prevent further water damage to your property. Please call Spencer Ware or the after-hours emergency contact.

 

b)     If water is coming through the ceiling and there is a unit above you, please check with your neighbour to ensure that they do not have a flood in their unit. If the neighbour has a leaking appliance then it is their responsibility to repair the item and for the resultant damage. For other water leakage events, please call Spencer Ware or the after-hours emergency contact.


 

In the event of electricity supply failure

Ensure that the problem is not the result of a general power outage in your street/area. If it is a general failure, please call the Energy Australia emergency number above.

If the failure is contained within your own unit, check your fuse box to ensure that it is not just a tripped circuit breaker or blown fuse, as these are your responsibility. If your electrical fuses are intact, please call Spencer Ware or the after-hours emergency contact.  

In the event of a water supply failure

Ensure that the problem is not a result of Sydney Water carrying out work on pipes in your street or that a plumber is not working in your building. Check first of all, that this is not the case. If it is a general failure please call the Sydney Water emergency contact number above.

If the failure is as a result of a circulation pump breakdown, please call Spencer Ware or the after-hours emergency contact.

In the event of a garage door failure

If the garage door does not respond or is stuck in the up or down position, firstly please ensure that the fault is not within your door remote controller (including the batteries).

If the failure is unrelated to your remote controller, please call Spencer Ware or the after-hours emergency contact.

In the event of a lift failure

Please call the lift maintenance company (details should be located on a plate inside the lift car) or if these are not accessible, please call Spencer Ware.

In the event of a damage which restricts access to the building

Please do not attempt to force entry or move the blockage yourself. Please call Spencer Ware or the after-hours emergency contact.

In the event of a sewer blockage

If you notice that when flushing the toilet the water backs and does not drain away or raw sewage overflows from any toilet or floor waste outlet in your bathroom, laundry or kitchen or from a pipe outside a ground floor apartment, please call Spencer Ware or the after-hours emergency contact.

Break & enter damage to front door/window or malicious damage.

If the main entry door to your unit or a window is damaged by a break and enter into your unit is vandalised and the security of your unit is at risk, please call Spencer Ware or the after-hours emergency contact.


In the event of an emergency – not related to common property

You are personally responsible for any emergencies not relating to common property including (but not limited to):

·       Blown fuses or tripped circuit breakers

·       Burst internal hot-water tank

·       Leaking or non-flushing toilet cistern

·       Failure of appliances (including stove, fridge, dishwasher, washing machine, dryer)

In the event of a problem in any of these areas, you should call your own tradesman.
